However, should there be any changes requested by other CDRC members, the approval is void, and we request copies of the corrected tentative plat to verify that those changes do not affect any zoning requirements. 1. Submit building elevations of all proposed units with height dimensions. These assist in determining compliance with perimeter yard setbacks and screening of mechanical equipment. The elevations can be preliminary drawings. The model home construction plans will be used to determine exact setbacks and screening requirements at the time of application for building permits. THRU: Craig Gross, City of Tucson Development Services FROM: Tim Rowe, P.E., Development Review Engineer (representing Wastewater and Environmental Quality) Pima County Development Review Division SUBJECT: Catalina Vistas, Lots 1-85 and Common Areas A and B Tentative Plat - 1st and 2nd Submittals S03-027 The proposed sewers to serve the above-referenced project have been reviewed on behalf of the Pima County Wastewater Management (PCWWM) Department, and the Pima County Department of Environmental Quality (PDEQ). The following comments are offered for your use: 1. This project will be tributary to the Roger Road Wastewater Treatment Facility via the South Rillito West - South Line Interceptor. Per Ilene Deckard’s May 22, 2003 capacity response letter, there is no treatment capacity available for this project. Provide a letter from PCWWM Planning Services, written within the past 90 days, stating that both treatment and conveyance system capacity for this project is available. Mr. Robert Decker of PCWWM Planning Services may be contacted regarding this matter at 520-740-6625. The required letter from PCWWM Planning Services must be submitted to this office, before this office can prepare a Sewer Service Agreement for this project during the final plat review process. 2. Based on the preliminary sewer layout as shown on the referenced tentative plat, this project would qualify for Non-Participating sewer connection fee rates. However, a final determination of this status cannot be made until approval of the sewer construction plans and/or preparation of the sewer service agreement. 3. Landmark Engineering elected to make the 2nd submittal of this tentative plat, before this office had reviewed the 1st submittal with the understanding that this did not create any obligation by this office to approve the 2nd submittal, or to expedite any necessary subsequent submittals. This office reviewed the 2nd submittal in the 1st submittal’s place in our queue of plans to review. As the 1st submittal was not reviewed, no 2nd submittal review fees are due. The following comments apply to the 2nd submittal: 4. Sheet 4: Show the plan number (G-72-17) for the existing 36" sewer line in Glenn St. 5. Sheet 4: Show the plan number (G-63-44) for the existing 8" sewer line in Glenn St. 6. The following items do not need to be addressed on the tentative plat, but must be adequately addressed during the sewer improvement plan process. a) The "existing" manhole in G-63-44 that will be the point of connection to the public sewer system must be properly identified. Our section and base maps do not appear to show this manhole. b) The new invert for the "existing" manhole in G-63-44 that will be the point of connection to the public sewer system must be appropriate for the size of the sewer lines. A drop manhole will not be allowed. c) The terminal reaches of the proposed sewers must have a minimum slope of at least 1.0%. d) The proposed sewers must designed to minimize rainwater inflow and infiltration. As shown on this tentative plat, they will collect large amounts of rainwater and discharge it into the public sewer system. e) The proposed sewer must be designed to accommodate flowthrough from the un-subdivided property to the south. 7. Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approves the 2nd submittal of the tentative plat. The revision(s) required by items 4 & 5 must be shown on the Mylars. Please note the following: Approval of the above project does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality. Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution. 8. Please note that your firm should not expect this office to approve tentative plats in the future that contain the number and type of deficiencies identified in item 6 without making a resubmittal of bluelines. We have done this in this one case, only because of the large backlog of plans to review that we currently have, and the developer’s need for this project to progress in a timely fashion.
