The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

1. Obtain a letter from the PCWMD's Development Services Section, written within the past 90 days, stating that treatment and conveyance system capacity for the project is available in the downstream public sewerage system and provide a copy of that letter to this office. The required form to request such a letter may be found at:

The development plandevelopment plan for this project cannot be approved until a copy of this letter has been received by this office.

2. Sheet 1: Add a General Note that states:

THIS PROJECT WILL HAVE ______ EXISTING AND______ PROPOSED WASTEWATER FIXTURE UNIT EQUIVALENTS PER TABLE 13.20.045(E)(1) IN PIMA COUNTY CODE 13.20.045(E).

And fill in the blanks with the appropriate values.

3. Sheet 1: Re-zoning note # 25 is identical to General note #6. Eliminate one of the notes.

4. Sheet 1: Add a General note explaining what you are proposing to do with the sewer line.

5. Sheet 1: Show the public and private sewer lines using different line-types, so that they can readily be distinguished from each other. Also, show and describe examples of these different line types in the legend on Sheet 1. There should be a symbol for existing sewer verses proposed as well.

6. Sheet 2: The existing public sewer line in Paradise Falls should be marked as public and existing. Also show the plan # for the public sewer line. The public manholes within 100' of property should be marked w/IMS#'s.

7. Sheet 2: The private sewer lines which are existing should be marked as private and existing.

8. Sheet 2: All of the BCS shown on plan should be marked as private and the slope/length and material of pipe should be shown on plan.

9. Sheet 2: With the proposed 6"BCS the line going to Blg. #6 it should connect into a new manhole at least 5' away from existing MH #2. Also where each of the 6" BCS for the other buildings shown on plan connecting to the 10" sewer line a manhole should be installed at each of the connection points.

10. Sheet 2: Manholes w/rim and invert elevations should be located at all intersections and bends of the 6" BCS.

This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents.

Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the development plan. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet.

The next submittal of this project will be the second (2nd) submittal. A check for the review fee of this submittal in the amount of $100.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of blue lines and response letter.

If the number of sheets changes, please adjust the review fee accordingly.

COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. The required parking calculation used for Building 2 suggest that the proposed use will be for a medical office (1:175). Please add medical to the parking data for Building 2.

2. Please clarify if the new medical use is possibly for rehabilitation and/or outpatient physical therapy facilities. If these could be potential uses for this building then the amount of accessible parking spaces must be increased to twenty (20) percent of the portion of patient and visitor parking spaces serving these facilities. A note can be placed on the tentative plat/development plan restricting these uses entirely from this site.

3. Bicycle parking provided on the DP does not meet the requirements of DS 2-09. Per DS 2-09.4.1 Class 2 bicycle parking facilities will be located no more than fifty (50) feet from the main building entrance(s) and will be along the front side of the building as well as along other sides of the building that has an entrance. Bicycle access through the development will be separate from the pedestrian ways. Vehicular access may be used as bicycle access. Bicycle access to a parking facility may cross a pedestrian way at a right angle (DS2-09.3.2).

Multiple rack bicycle parking require a minimum thirty (30) inches between spaces of posts or racks (DS 2-09.5.1.A).

The surface of the facility can be surfaced the same as for motor vehicle parking or with a minimum of one (1) inch thickness of one-fourth (1/4) inch aggregate material.
