Tucson Electric Power Company (TEP) has reviewed the final plat dated
December 24, 2003. TEP is unable to approve the plat at this time.

In order for this Company to approve the final plat, the following will be
required.

* In addition to the 6' Public Utility Easement, a 2' x 5' TEP
easement is required at the transformer location between Lots 2 and 4.
* Remove the word FOR from the 2nd paragraph of the dedication. It
should read as follows: "WE HEREBY GRANT TO THE PUBLIC AND ALL UTILITY
COMPANIES ALL EASEMENTS AS SHOWN HEREON FOR THE PURPOSES OF ACCESS,
INSTALLATION AND MAINTENANCE OF UTILITIES AND OTHER USES AS DESIGNATED BY
THIS PLAT."

Show all requested requirements on the resubmittal of the final plat.
Submit two bluelines to the City of Tucson for TEP's final approval.

SUMMARY: The Final Plat was received by Engineering on January 2, 2004. Engineering has reviewed the received item and does not recommend approval of the Final Plat.

SUBMITTAL REQUIRED: ASSURANCES

The next submittal must address the following items:

FINAL PLAT

1. The line from the new survey monument in the hammerhead to the northwest corner of lot 6 must have a bearing and distance.

2. The ACKNOWLEDGMENT and RECORDING DATA paragraphs have the date as 2003. Change these to 2004.

3. In the ASSURANCES paragraph remove the Title Company information. Only the Engineering Administrator and Director sign in the Assurances paragraph. The Title Company signs in the Dedication paragraph.

4. The Final Plat will not be approved until the original assurance package is submitted and approved.

ASSURANCES

1. Please include the Assurance Package with the next Final Plat submittal. This package must include the original Third Party Trust, the original Amendment to Trust, a copy of the Trust Agreement, a copy of the Deed, and a Title Report.
