1. The section starting with, "WE THE UNDERSIGNED.....", must have a heading, "DEDICATION".

2. Three places in the dedication section read, "DRAINAGEWAYS AND COMMON AREAS". These must read, "PRIVATE STREETS, DRAINAGEWAYS, AND COMMON AREAS".

3. The last paragraph in the DEDICATION must read:

FIRST AMERICAN TITLE INSURANCE COMPANY, A CALIFORNIA
CORPORATION, AS TRUSTEE UNDER TRUST AGREEMENT
NO. _______ AND NOT OTHERWISE.

4. The ACKNOWLEDGMENT and RECORDING DATA sections have the year as 2002. This must be 2003.

5. The title of the section that begins, "I, KATHLEEN DETRICK,....." must read "APPROVAL".
6. Move the SEQ. NO. _____ and FEE_____ to the RECORDING DATA section (adjacent to the heading).

7. The ASSURANCE section must read:

8. The bearing and distance shown for the private street center line is from where to where? This is unclear.

9. It is unclear which lines L13 and L20 are referencing. It appears that they are to an easement line. All lot lines have to have bearings and distances. The north lot lines for Lots 5 and 6 have to be so determined and shown.

10. L1, 2, and 3 are missing from the Line Table and the Plat.

11. All easement lines must be indicated with accurate dimensions and bearings.

12. Place the section information in the Title Block below the Lot and Common Area reference.

13. Lot 6 shows two rectangular boxes. These do not appear to belong on the plat. Remove.

1. An applicant has one (1) year from the date of approval of tentative plat to obtain approval of a final plat that complies with zoning and other development requirements in effect at the time of application. This final plat must be approved and recorded on or before October 13, 2004.

The proposed sewers to serve the above-referenced project have been reviewed on behalf of the Pima County Wastewater Management (PCWWM) Department, and the Pima County Department of Environmental Quality (PDEQ). The following comments are offered for your use:

1. Revise the last sentence of the 3rd paragraph of the Dedication to read:

THE ASSOCIATION WILL ACCEPT RESPONSIBILITY FOR THE CONTROL, MAINTENANCE AND LIABILITY OF THE DRAINAGEWAYS, PRIVATE SEWERS, AND COMMON AREAS WITHIN THIS SUBDIVISION.

2. Delete PUBLIC SEWERS from the 2nd and 3rd paragraph of the Dedication.

3. Subject to the above, the final plat is hereby approved. The required changes may be shown on the Mylars.

An electrical design to determine our easement requirements will be provided on the Approved Tentative Plat with fifteen (15) working days upon receipt of the plat.  At the customer's request, a design can be provided prior to the Approved Tentative Plat, however, once a design is provided, any design changes may be billable to the developer.
