Tucson Electric Power Company (TEP) has reviewed the final plat dated April 28, 2004. TEP is unable to approve the plat at this time.

In order for this Company to approve the final plat, the following will be required.

A 6' x 6' easement is required at the pedestal location between Lot 1 and 2.
A 10' x 10' easement is required at the junction cabinet location east of Lot 24 within Common Area "C". In order to verify that there is not a conflict with the drainage basin and the junction cabinet please sends in a detailed sketch of this area.
Add the following to the dedication: WE HEREBY GRANT TO THE CITY OF TUCSON, PIMA COUNTY, AND ALL UTILITY COMPANIES ALL PUBLIC EASEMENTS AS SHOWN HEREON FOR THE PURPOSE OF ACCESS, INSTALLATION AND MAINTENANCE OF PUBLIC SEWERS AND UTILITIES AND OTHER USES AS DESIGNATED BY THIS PLAT.

2. Please confirm with the County Recorder for the margin requirements of a final plat. I have been told that they might have changed those requirements. The City's Development Standards requires two inches (2") on the left margin and one-half inch (0.5") on the other three margins.

SUMMARY: The Final Plat has been reviewed by Development Services Department Engineering Division. We do not recommend approval of the Final Plat at this time. The following comments must be addressed before the Final Plat can be approved.

Final Plat Comments:
1. General note 3 does not match the information given on the approved tentative plat. Revise the note to be consistent with the tentative plat.
2. Provide the correct label for the signature lines in the assurances section. (DS 2-03.6.3)
3. Provide closure calculations for the boundary data for the project. Include a current title report with the resubmittal.
4. Labels on common areas 'C' and 'D' and their description in the "Square Foot Table" do not match the approved tentative plat and do not match each other. Revise the labels and the table to be consistent with the tentative plat.
5. Show all proposed and existing easements that will remain with the project including the drainage easement along the south boundary as shown on the approved tentative plat.
6. Two curves are labeled as curve 3. Clarify which curve label and description apply to each curve.
7. Clearly label common area 'A'.
8. Include the subdivision case number on each sheet near the title block.
9. Provide a bearing for the 45.00' tie to the monument in Poinciana Drive.
10. DS Sec.2-03.7.1.G: The final plat cannot be scheduled for Mayor and Council consideration until the financial assurances are approved. Provide a complete assurances packet for approval.

Under separate cover, a private Sewer Service Agreement for the proposed number of residential lots has been sent to your office. After three original Sewer Service Agreements have been signed by the Owner of Record, the three originals must be returned to this office, before we can approve the final plat.

2. A resubmittal of bluelines to this office is not necessary. We will approve this submittal of the final plat, when the three signed and notarized originals of the Sewer Service Agreement are returned to this office. Until that time, our records will reflect that this project is NOT APPROVED.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.
