The Tentative Plat and Drainage Report have been reviewed by the Engineering Division. The Engineering Division recommends approval of the revised Tentative Plat with the following conditions. The Drainage Report is accepted for Tentative Plat purposes.
1. Show the discharge locations and Q100s for the project.

2. Revise the title block to include only the common areas that are being used.

3. Revise sheet 2 so that the common area designations are the same as on sheet 1.

The Engineering Division requests that if resubmittal is required that the Engineering Division receive a review copy of the resubmittal.
A Stormwater Pollution Prevention Plan will be required when the Grading Permit is reviewed.

Previous comments made for this tentative plat on February 24, 2004 remain valid. The comments listed below are minor. If Development Services Staff confirms that the changes have taken place, and confirmed by reviewing the mylars, then no resubmittal is requried.

The Plans call for pedestrian connectivity by providing convenient points of access to the recreational space. Please provide a pedestrian connection between the proposed recreational facility and the sidewalk by making a pedestrian path.

The Plans call for innovative site design to include design elements of usable open space and active/passive recreational space and that pedestrian facilities be accessible to the handicapped. Please add a bench to the recreational facility.

Applicant to review the retention basins, slopes, and landscaping with landscape reviewer Joe Linville to determine if they are in compliance.
