Section 4.1.7.1, LUC, permits a maximum of one year from the date of application to obtain approval of a tentative plat. If, at the end of that time, the tentative plat has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this tentative plat is May 31, 2004. 2. All lettering and dimensions must be twelve (12) point type or greater. DS 2-03.2.1.C 3. The annexation case number (C9-77-57) must be placed in the lower right hand corner of the plat next the title block. DS 2-03.2.2.B.1 4. Visitor parking must be evenly distributed and usable to all residents of the project. Visitor parking must be within one hundred fifty (150) feet of the front or street side yard property line of each residential unit. "Local streets must be designed with parking on both sides of the street, unless parking is provided in common areas distributed throughout the subdivision, at a ratio of one parking space per dwelling within the subdivision." The parking spaces in carports, garages and driveway do not count towards guest parking. DS 2-03.2.4.G DS 3-05.2.4.A.1 DS 3-01.2.4.D 5. Sight visibility triangles are also required for the west entrance. DS 2-03.2.4.M 6. The minimum setback along the south property line is ten feet (10'). Clearly delineate this setback on the plat. DS 2-03.2.4.M LUC Sec 3.2.3.1.D and Sec 3.2.6.4 7. At this point I think that it is necessary to set up a meeting to go over this subdivision submittal. The Drainage Report and Grading Plan were reviewed for Tentative Plat purposes only. We do not recommend approval of the Tentative Plat until the following comments have been addressed. TENTATIVE PLAT COMMENTS: 1. As previously commented, show the 100-year ponding limits and water surface elevations for the retention basins and any ponding within the streets. Show that the finish floor elevations are at least one foot above the 100 year water surface elevation. (City of Tucson Development Standards (DS) Section No 2-03.2.4.L.1) 2. As previously commented, provide a geotechnical report addressing building setback from the retention basin. (DS 2-03.2.4.M) 3. On the conceptual grading plan there is an invert of 23.00 at the southwest corner of the project. Describe the purpose of the labelled invert. 4. Clarify the drainage patterns on the tentative plat. All roof drainage is to be toward the street. Revise the arrows on lots 14 and 38 to be consistent with front drainage. 5. Revise the tentative plat and drainage report to provide sidewalk scuppers that are designed to keep the sidewalks flood-free for all discharges up to a 10 year event. DRAINAGE REPORT COMMENTS: 6. As previously commented, please provide additional information on the percolation test. The test must be performed at the level of the expected basin bottom and must be performed with a single ring or double ring infiltrometer in accordance with the Pima County Department of Transportation and Flood Control District Policy. 7. Revise the tentative plat and drainage report to provide sidewalk scuppers that are designed to keep the sidewalks flood-free for all discharges up to a 10 year event. Submit a revised Tentative Plat and a revised Drainage Report. The next submittal should address all the above items. A Stormwater Pollution Prevention Plan submittal will be required with the grading permit application submittal. To set up a meeting, call me at 791-5550, extension 1161. A 10' wide street landscape border is required to be located on the site. The landscape border is measured from the property line. 2. The retention basins are subject to DS 10-01.4.3 (p. 78) which requires that slopes for basins 3 feet deep and greater not exceed 4:1. Redesign the basins and the plat to comply with the standard for basin slopes. If the slopes are changed to 4:1, the security fence may not be required. 3. The landscape plan is to include the content specified in DS 2-07.0. |
