The expected soils report, which was not included in this submittal, will be required. An additional submittal was received on September 18, 2003 addressing conveyance of offsite flows. This recent submittal is being reviewed in conjunction with the September 5th submittal and shall be reviewed prior to determination of Tentative Plat approval. A previous submittal received on September 5, 2003 was reviewed in conjunction with this September 18th submittal for determination of Tentative Plat approval. Development Services Department Engineering Division recommends approval of the Tentative Plat. The Revised Drainage Report dated 9/03/03 with addenda dated September 17, 2003 was accepted for Tentative Plat purposes only. The following comments are for the future grading and final plat review: A final complete drainage report compiled with all drainage addenda will be required to be submitted at grading plan or Final Plat review stage. For the grading plan review for this project, provide geotechnical engineering recommendation(s) regarding drainage away from structures given the 3-foot setbacks, as this was not clear from the Geotechnical Engineering Report submitted September 29, 2003.
