However, should there be any changes requested by other CDRC members, the approval is void, and we request copies of the corrected tentative plat to verify that those changes do not affect any zoning requirements. 1. Revise building setback notes as follows: The required interior bldg. setbacks (for both side and rear lot lines) are 3 feet. Revise the term "front" to read "street perimeter yard", this will include the "side street" building setback, as it is also "the greater of 21 feet or (H) measured from the outside edge of nearest adjacent travel lane." Remove the terms "side" in referencing the street perimeter yard setback. LUC 3.2.6.5 2. The lot numbers are not correctly listed in the perimeter building setback notes. For example, lots 57 and 103 should not be listed as a perimeter lots. Please revise. LUC 3.2.6.4 Should the CDRC recommend approval of the tentative plat, please have the applicant submit sign-off copies for approval. | 08/04/2003 | ELIZABETH EBERBACH | ENGINEERING | REVIEW | Denied | SUBJECT: Engineering review of the Canterbury Ranch Tentative Plat third submittal ACTIVITY #: S02-052 SUMMARY: Meeting with Robert and David Little on July 25, 2003 to go over responses to comments. The revised Tentative Plat, Landscape Construction Documents, Native Plant Preservation Plan, and Drainage Report, were received by Engineering on July 21, 2003. Development Services Department Engineering Division has completed the review of the received items and does not recommend approval at this time. The Drainage Report was reviewed for Tentative Plat purposes only. TENTATIVE PLAT COMMENTS: 1) Provide infiltration calculations and a copy of the soils report with results from the percolation tests. The Tentative Plat can only be approved once this has been reviewed and accepted. If basin does not show acceptable infiltration rates, other design may be required. Please also note that additional percolation testing may be required at post-grading construction inspection. 2) Permits & Codes have stated that they are not opposed to the proposed RCP in the Los Reales Road Extension right-of-way. However, it was requested that it be sized such that it will safely convey the design event and not negatively impact upstream and downstream properties. This should be covered in the drainage report submitted with the Tentative Plat. 3) Clarify design that takes into account flows from Window Rock East that impacts site from the east boundary of this project, for both existing conditions, as well as, full build-out conditions as shown on approved grading plans. Quantify and show the location of all existing flows that enter the property. 4) Correct any elevation call-outs for basin floors as discussed in the meeting.
