Tentative Plat - Residential Cluster Project

TRANSMITTAL: July 1, 2003

DUE DATE: July 3, 2003

COMMENTS:

1. Section 4.1.7.1, LUC, permits a maximum of one year from the date of application to obtain approval of a tentative plat. If, at the end of that time, the tentative plat has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this tentative plat is October 17, 2003.

2. Due to amended rezoning conditions specifically condition 13, vehicle parking is to be provided on both sides of the street. Remove all notes that state "No Parking" and add the vehicle parking space symbols on the opposite side of the street where required. (Add the street cross section symbol to sheets 4 and 5) DS 2-03.2.4.G

3. Due to the change in concept for this development Mayor and Council did in fact amend the rezoning conditions. Please revise the rezoning conditions on sheet two of nine. The rezoning conditions must be listed verbatim. In addition please provide a separate response memo stating how the conditions of rezoning have been met. (Previous Comment: Per a conversation with Craig Gross regarding this project the proposed change from a Mobile Home Park to Single Family Home subdivision requires an approval by Mayor and Council because it is a change in concept. The change in concept is subject to further conditions placed on the site and will need to be addressed. If this is the case, further comments may be forthcoming on subsequent reviews.)

4. Provide a copy of the landscape plan for the landscape plans for the landscape and zoning reviewers in to review and to verify rezoning conditions related to landscape issues and requirements have been addressed.
