The following comments are offered for your use: PREVIOUSLY IDENTIFIED DEFICIENCIES: 1. Sheet 1: As stated in my April 21, 2003 e-mail message regarding this project, language must be added to the Dedication to grant the private sewer easement for the benefit of the property to the west. One acceptable wording for this language would be: PRIVATE EASEMENTS ARE HEREBY GRANTED FOR THE PURPOSES SHOWN HEREON. 2. Sheet 2: As stated in my April 21, 2003 e-mail message regarding this project, survey information needs to be added to the final plat to properly define the new private sewer easement. 3. As stated in my April 21, 2003 e-mail message regarding this project, it is imperative that the existing public sewer easement be released and the public sewer line on the property be abandoned, and this office is aware that Entranco has obtained the necessary forms and funds to do this. Glen Hitz and I have discussed this situation, and we agree that a complete copy of the Application for Release of Public Sewer Easement with all the necessary attachments and a receipt from the Real Property Division of the Pima County Dept. of Transportation and Flood Control District must be submitted to this office to demonstrate that this process has been initiated. These documents must be received before we can approve this final plat, or issue any sewer connection permits for this project. This office has no objection to the City of Tucson beginning the review of the building plans for the project without the sewer connection permits for this project, however, but no building permits should be actually issued until the necessary sewer connection permits are issued. NEW DEFICIENCIES: 4. Sheet 1: Change SEWER FACILITIES to PRIVATE SEWER FACILITIES in the 4th paragraph of the Dedication. 5. Sheet 1: A signature line needs to be added to the Dedication. From the Beneficiary block, it appears that this signature line needs to be for First American Title Insurance Company. 6. As the owner of record appears to have changed from Stone Curves, LLC to First American Title Insurance Company since the time of the first submittal of the final plat. Therefore, the signed and notarized sewer service agreements that were transmitted to this office on May 29, now appear to be invalid. We will revise the Sewer Service Agreements for signature by First American Title Insurance Company and send them to Entranco under separate cover. The three signed and notarized Sewer Service Agreements must be returned to this office before we can approve the final plat. 7. We will require a complete set of the revised bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents. Pima County Ordinance 2003-29 went into effect on April 11, 2003. This ordinance requires that a wastewater review fee be paid for each submittal of a development plan or subdivision plat. The review fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet. The next submittal of this project will be the third (3rd) submittal. Please include a $78.00 check for the wastewater review fees (made out to PIMA COUNTY TREASURER) with the revised set of bluelines and response letter. If other sheets are revised in such a manner that the sewer design is impacted, please adjust the review fee accordingly. If you wish to discuss the above comments, please contact me at 740-6563.
