The activity number is S02-042. SUMMARY: The Final Plat and CC&Rs were received by Engineering on March 8, 2003. Engineering has reviewed the received items and does not recommend approval of the Final Plat or the CC&Rs. RESUBMITTAL REQUIRED: FP, CC&Rs SUBMITTAL REQUIRED: ASSURANCES The next submittal must address the following items: FINAL PLAT 1. The Final Plat will not be approved until the Assurances and the CC&Rs have been approved. 2. General Note 19 must say, "Total miles of new private streets is 0.00. 3. The Title Block title must say, "Final Plat" on all sheets. 4. The Title Block must say, "48 CONDOMINIUM UNITS AND COMMON AREAS "A", "B", AND "C" on all sheets. 5. Remove from the Dedication paragraph reference to Stone Curves Developments and James Hamilton. This should refer to the Trust Company. 6. Need a Beneficiary paragraph. 7. Remove from the Acknowledgment paragraph James Hamilton. Only the notary signs here. 8. The Approval paragraph should read, "I, Kathleen S. Detrick, .....". 9. The Recording Data paragraph should show F. Ann Rodriguez as the County Recorder. 10. The Assurances paragraph is completely incorrect. Change this to: "This is to certify that the completion of all improvements such as streets, sidewalks, sewer, water, and utility installation, drainage and flood control facilities and monuments required by the city of Tucson have been completed or the future completion of such improvements has been assured by the bonds, assurances, or other security as the City of Tucson deems necessary and proper. 11. The Assurances paragraph must be signed by "City of Tucson Development Services Department Director" and "City of Tucson Development Services Department Engineering Administrator". 12. The Certification of Survey paragraph must include, "I further certify that this plat was prepared under my direction". 13. Show the retention areas in a surveyable and readily retraceable manner. DS 2-03.6.4.I 14. Label each common area individually with a separate letter designation. Enclose with a solid line each common area. DS 2-03.6.4.C 15. Please provide a copy of the boundary closure calculations. 16. Place a note on the plat that all building corners are right angles. At least one bearing must be provided on one wall for each building. CC&Rs 1. The specific maintenance notes specified in the Standards Manual for Drainage Design and Floodplain Management, SMDDFM, 14.3.2 must be included in the CC&Rs. The term "owner" in the maintenance notes is to be replaced with "Homeowners Association". ASSURANCES 1. Include the Assurance package with the next Final Plat submittal. The Final Plat will not be approved until the Assurances have been received and approved. 03/31/2003 | TIM ROWE | PIMA COUNTY | WASTEWATER | Denied | We have reviewed the above-referenced project on behalf of the Pima County Wastewater Management Department. The following comments are offered for your use: 1. Delete General Note 18 on Sheet 1. This note is used on tentative plats, but not on final plats. 2. Pima County has not agreed to the abandonment of those portions of existing public sewer lines G-81-22 and I-82-58 that lie on this property so that they may be used as private sewer lines for this project. The Bill of Sale for sewer line G-81-22 that accompanied this submittal conveyed the sewer line to Pima County from Marshal Tandy, rather than vice versa. Please see my comment letter dated December 04, 2002, regarding the tentative plat for this project. Adequate access to the public sewer system must be provided to the property to the west (Assessor’s Parcel Number 105-12-050A) before Pima County Wastewater Management will agree to the abandonment of these sewer lines. 3. Show the existing 15' public sewer easement recorded in Docket 10174, Page 3029 or provide adequate documentation that it has been released. Pima County Wastewater Management will not agree to the release of this easement until after it has agreed to abandon those portions of existing public sewer lines G-81-22 and I-82-58 that lie within it. 4. Please note that this office did not approve the tentative plat for this project. 5. We have sent to your office under separate cover a Private Sewer Service Agreement for the proposed number of condominium units. The Sewer Service Agreements must be signed by the owner of record, notarized, and all three originals returned to this office before we can approve the final plat. 6. We will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of those documents. On April 11, 2003, Pima County Ordinance 2003-29 will go into effect. This ordinance requires that a wastewater review fee be paid for each submittal of a development plan or subdivision plat. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet. The next submittal of this project will be the second submittal. If the required resubmittal will occur on, or after, April 11, 2003, and will also consist of 5 sheets, a check for $250.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter. An applicant has one (1) year from the date of approval of tentative plat to obtain approval of a final plat that complies with zoning and other development requirements in effect at the time of application. This final plat must be approved and recorded on or before December 1, 2003. 2. A small, project-location map will be drawn in the upper right corner of the first sheet of the plat at a scale of 3" = 1 mile. The location map shall provide the following information. A. Show the subject property approximately centered within a one (1) square mile area. B. Identify conditions within the square mile area, such as subdivisions, major streets, major watercourses, and railroads. Reference recorded subdivision plats by book and page numbers. C. Section, township, and range; section corners; north arrow; and the scale will be labeled. D. The City's jurisdictional limits will be shown, if within the mapped area.
