APPROVAL: TP, DR GENERAL COMMENTS 1. The Drainage Report was reviewed for Tentative Plat purposes only. 2. A Grading Plan and permit is required. Proposed grading in excess of 5,000 yards will require a soils engineering report and an engineering geology report with the Grading Plan submittal. Proposed fills in excess of two feet above existing grade at any location in the outer one hundred feet of the site adjacent to residentially zoned property will require the procedure outlined in IBC Chapter 36 Section 13.1 3. NPDES requirements apply to projects larger than 5 acres. For submittal requirements contact Loren Makus, 791-4251 4. Include the Assurance Package with the Final Plat submittal. 5. Include a copy of the CC&Rs with the Final Plat submittal. The maintenance notes specified in the Standards Manual for Drainage Design and Floodplain Management, SMDDFM, 14.3.2 must be included on the Final Plat or in the CC&Rs. 6. Phone: (520) 740-6586 Director FAX: (520) 740-6380 December 04, 2002 TO: Thomas Saylor-Brown, SBBA THRU: Craig Gross, City of Tucson Development Services FROM: Tim Rowe, P.E., Development Review Engineer (Wastewater) Pima County Development Review Division SUBJECT: Stone Curves, Units 1-48 Development Plan / Tentative Plat D02-0020 / S02-042 We have reviewed the above-referenced project on behalf of the Pima County Wastewater Management Department. The following comments are offered for your use: PREVIOUSLY IDENTIFIED DEFICIENCIES: 1. Item 8 of my review letter dated September 20, 2002 was not adequately addressed. Assessor’s Parcel Number (APN)105-12-050A will not have adequate access to the public sewer system, if the existing public sewer lines within the development plan boundaries are abandoned for use as private sewers, as proposed. And, as of this time, PCWWM has not agreed to this abandonment. Public sewer service to a lot line of APN 105-12-050A, or legal access to a public sewer line within 50' of the lot lines of APN 105-12-050A, must be provided for PCWWM to agree to the abandonment of the existing public sewer lines. Alternately, a written release of public sewer service, signed by the owner of APN 105-12-050A and notarized, may be submitted to this office for consideration. APN 105-12-050A and the parcel to the south (APN 105-12-051A) appear to have the same owner, and APN 105-12-051A will have adequate access to the public sewer system, if PCWWM agrees to abandon the existing public sewer lines that are within development plan boundaries. If the owner of these two parcels intends to combine these two parcels into one, he or she may be amenable to providing such a release. NEW DEFICIENCIES: 2. Label the existing sewer lines with their plan numbers (G–81-22 and I-82-58). 3. Show the existing 15' sewer easement recorded in Docket 10174, Page 3029 properly and in the correct location on Sheet 2. Per the legal description of this easement, it is "T" shaped. This easement should also be over the existing public sewer lines. Per Sheet 7, it is not. Note: If this easement is not over the existing public sewer lines, and the existing public sewer lines will not be abandoned, a 20' public sewer easement will need to be granted by separate instruments for these sewer lines. PCWWM no longer accepts 15' public sewer easements. Revise as necessary. ADDITIONAL INFORMATION: 4. We will require a revised development plan/tentative plat and response letter addressing the above referenced comments. Additional comments may be forthcoming. 5. Due to the number of proposed condominium units being proposed, a Sewer Service Agreement will need to be prepared for this project.
