We have reviewed the above-referenced project on behalf of the Pima County Wastewater Management Department. The following comments are offered for your use:

1. Revise permitting note #’3 to include the following:

..CITY OF TUCSON DEVELOPMENT SERVICES.. AND WASTEWATER MANAGEMENT. A PUBLIC SEWER EASEMENT WILL BE REQUIRED.

2. Per conversation with Colleen Stoetzel on January 28, 2003 the following issues were to be addressed:

PROVIDE A LETTER FROM CITY OF TUCSON DEPARTMENT OF TRANSPORTATION ABOUT CONNECTING RILLITO CROSSING DRIVE TO ALVERNON WAY. THE LETTER NEEDS TO CLARIFY THE DEPARTMENT’S STAND THAT THEY DO NOT HAVE A NEED FOR ADDITIONAL RIGHT-OF-WAY.

ADDITIONAL EASEMENTS MAY BE REQUIRED. WE WILL SEEK ANY NECESSARY PUBLIC SEWER EASEMENTS ON THE RE-SUBDIVISION PLATS.

3. Provide a blueline of the corrections. Subject to the above, the Final Plat is approved..

RECEIVED: Final Plat and Master Drainage Report on December 12 , 2002

The subject submittal has been reviewed. We offer the following comments:

Drainage Report:

The drainage report comment response letter was not included. Therefore, the drainage report could not be reviewed.

Final Plat:

1. Show the limits of the100-year floodprone areas in a surveyable and readily retraceable manner with frequent ties to intersecting lot lines for all flows of 100 cfs or more (D.S. 2-03.6.4.F) (although the floodplain limits are shown, they are not depicted in a surveyable manner).
2. Any proposed public access easement or public right of way dedication or proposed easement abandonment by a separate instrument must be processed before the final plat can be approved. Additionally, the recordation information must be submitted with the final plat.
3. If the Rillito Crossing alignment is still being coordinated with the property owners to the east, then the plat can not be approved until the coordination has been finalized and the exact location of the street has been agreed to by all involved parties. Before reaching an agreement, the proposed alignment may still change.
4. Rezoning Condition "4.d" requires the dedication of a 30 foot radius spandrels at the intersection of Alvernon and the new Rillito Crossing. Any coordination with Pima County concerning this issue must be completed and depicted on this plat for approval.
