This review letter may contain comments pertaining to the concerns of either Department. Separate review letters from PDEQ and PCWWM representatives will not be prepared for this project. The following comments are offered for your use: 1. The ownership of this property has changed. The title to this property was transferred to Fidelity National Title Agency, Inc, an Arizona Corporation, as Trustee under Trust No. 60,099 on November 10, 2004, after the effective date (October 3, 2004) of the Sewer Service Agreement that was signed by the trust officer for First American Title Insurance Company, Trust No. 4972 (Contract No. 14-03-F-133295-1003). Therefore, the new owner of record, Fidelity National Title Agency, Inc, an Arizona Corporation, as Trustee under Trust No. 60,099 only, and not otherwise, is bound by Contract No. 14-03-F-133295-1003. A copy of this Sewer Service Agreement will be sent to the new owner of record with a copy of this letter. 2. The revised final plat is hereby approved, as submitted. The revised Drexel Manor Final Plat, certification letter from the Arizona Department of Water Resources, and the updated title report were received January 29, 2004. The mylars and assurance items were reviewed by Engineering. Engineering met with Landmark representative February 10, 2004, to go over boundary labeling comments on provided redlines. The Engineering does not recommend approval of the Final Plat or assurances until the following has been addressed. FINAL PLAT COMMENTS: 1) City of Tucson Development Standards Section No.2-03.8.1.D: The final plat cannot be scheduled for Mayor and Council consideration until the financial assurances are approved. All approvals from separate agencies and departments shall be submitted prior to approval of assurances. 2) DS Sec.2-03.6.5: Address the redline set for corrections and omissions of any bearings and distances of property lines. Clarify description of tie to section corners. Assure that boundary closure data matches final plat boundary data. Please submit the revised final plat.
