SUMMARY: The Drexel Manor Final Plat mylars were received December 3, 2003. The mylars and assurance items were reviewed by Engineering. The comments for the mylars have been addressed however the trust number does not match. Original CC&R's were received and are acceptable. The location maps have been received. Engineering does not recommend approval of the Final Plat or assurances until the following items have been addressed.

FINAL PLAT COMMENTS:
1) City of Tucson Development Standards Section No.2-03.7.1.G: The final plat cannot be scheduled for Mayor and Council consideration until the financial assurances are approved. Address the following:
a) Trust numbers do not match; the first sheet of the mylars states that the assurances will be under trust number 60,099 from Fidelity National Title and the assurance package states that the trust is under First American Title number 4972. An additional review of the assurance package will be done once/if the revised assurance package is submitted. Otherwise, the mylars must match the assurances.
b) All sections of the assurance documentation, must match word-for-word for the descriptions of the common areas listed on the Final Plat pages. Review all documents and check to see that the verbiage for the subdivision description matches the Final Plat. For example, the letter and use for each common area description shall match the Final Plat descriptions and letters. This must be correct in order to prevent any hold up for the assurance review in the City of Tucson's legal offices.
