The Zoning Review Section at the Development Services Department approves the final plat for this subdivision. Should there be any changes requested by other CDRC members, however, the approval is void, and we request copies of those changes to insure that those changes do not affect zoning requirements.

Please provide the executed final plat for signature, and a memo stating that the members of the CDRC have approved the final plat. When these items are received, along with forty-four half-sized copies of the plat, the final plat will be scheduled for consideration at the next available Mayor and Council meeting.

SUMMARY: The Final Plat package was received by Engineering on June 9, 2003. The assurance package was received May 5, 2003 and re-reviewed for this Final Plat review. Engineering has reviewed the received items and does not recommend approval of the Final Plat until the following items have been addressed.

FINAL PLAT COMMENTS:
1) City of Tucson Development Standards (DS) Section No.2-03.6.3.D: Under RECORDING DATA, provide more space for County Recorder Seal.
2) DS Sec.2-03.7.1.G: The final plat cannot be scheduled for Mayor and Council consideration until the financial assurances are approved. The AMENDMENT TO TRUST / THIRD PARTY TRUST portion of the assurances appear acceptable. However, please address the following for other portions of the assurance package:
a) Per previous comment letter dated June 2, 2003, remove all of the names of the streets from item 1 in the EXHIBIT "B" - LIST OF ASSURABLE ITEMS, in the AGREEMENT TO CONSTRUCT SUBDIVISION IMPROVEMENTS / THIRD PARTY TRUST;
b) For this and future projects, please provide an 8½" by 11" location map sheet for assurance submittals that go to Mayor & Council. Typically, these are similar to an enlarged location map on Final Plats;
c) Boundary closure calculations were received 26JUN03. Explain discrepancy, or, update SPECIAL REPORT - EXHIBIT "A" to match the legal description that was provided with this submittal which matches the Final Plat.

We have reviewed the above-referenced project on behalf of the Pima County Wastewater Management Department. The following comments are offered for your use:

1. We have sent to your office under separate cover a Public Sewer Service Agreement for the proposed number of residential lots. The Sewer Service Agreements must be signed by the owner of record, notarized, and all three originals returned to this office before we can approve the Final Plat.

2. We have no objection to this Final Plat , however, until we receive the signed Sewer Service Agreements, we cannot approve the Final Plat.

3. Be advised, a resubmittal of the Final Plat will not be necessary. Upon receipt of the signed Sewer Service Agreement we will notify the City of Tucson to change wastewater status to "approved".

07/01/2003 GLYNDA ROTHWELL UTILITIES TUCSON ELECTRIC POWER Denied Enclosed is Tucson Electric Power Company's (TEP) revised proposed electrical design for the subject subdivision. 

Please review this design and contact this office by September 17, 2003 of any conflicts or desired changes.  If this Company has not received a reply by the above date, it will be assumed that it meets with approval, and TEP will proceed with the final construction drawing as is.  Any changes requested after September 17, 2003 will be billable to the requesting party.

TEP is unable to approve the final plat until a 10' X 10' easement is granted west of Lot 1 located within the Common area.

A copy of the layout has been forwarded to Southwest Gas.  Please insure utility coordination by providing a copy of this layout to Qwest and the Cable Company.
