SUMMARY: The revised Tentative Plat, the Landscape Plan, geotechnical addendum, and revised Drainage Report were received by Engineering. Engineering has reviewed the received items and will recommend conditional approval of the Tentative Plat once the following items are addressed. The Drainage Report was reviewed for Tentative Plat purposes only.

DRAINAGE REPORT CONDITIONS OF APPROVAL
1) City of Tucson Development Standards (DS) Section No.10-01.III.3.3: Please recognize that dimensions of rip rap area for proposed outlet at basin DET4 shall be provided on Grading Plan. From your response, it was stated that no rip rap was agreed upon; in fact, I had not stated that rip rap was not needed at this outlet, but that the third dimension of the rip rap would need to be called out on the plan. Please also acknowledge that emergency spillways, any calculations, and erosion protection for the unattenuated flow for the bermed basins, per DS Sec.10-01.3.3.4, will be provided at Grading Plan review stage.

TENTATIVE PLAT CONDITIONS OF APPROVAL:
2) DS Sec.2-03.2.3.D: Provide the following on sheet 3. On plan view for sheet 3, adjust leader for labeling Drexel Road as Pima County right-of-way.
3) Provide dedication for the Drexel Road right-of-way or a letter from Pima County Development Services regarding whether the right-of-way is to be dedicated at Final Plat stage.
4) On sheet 3, remove "3:1" and "MATCH EXISTING GRADE" from DREXEL ROAD (TYPICAL) detail A/3.
5) Where is the location of C/3 on plan view?
6) DS Sec.2-03.2.4.L.4: The details and freeboard for drainage systems, detail of basin DET3 weir WR-2, cross section at lot 140 showing adjacent offsite grades and drainage areas, as well as other grading-related items shall be provided at grading plan review stage.
7) GEOTECHNICAL REPORT BENSON HIGHWAY AND PALO VERDE ROAD PROPERTY" dated July 17, 2002, recommends a flexible pavement section of 2"A.C. over 5.5" A.B. Explain discrepancy shown on detail A on sheet 2.
8) Proposed project is subject to the new NPDES requirements for NOI and Stormwater Pollution Prevention Plans. Contact Loren Makus, 791-4251 for submittal requirements.

LANDSCAPE PLAN COMMENTS
9) Assure that no proposed plants are blocking or placed on access ramps for basin DET4.

03/07/2003 JOE LINVILLE LANDSCAPE REVIEW Denied 1) Modifications made to the detention basins require that additional landscape and screening enhancements be provided within the basins where possible and along adjacent right of way areas. Drainage structures, berms, and ditches should be planted per LUC 3.7.4.3 and LUC 3.6.1.4.A.4 except where prohibited. The Stormwater Retention Manual provides guidelines for basin design that encourage these areas to function as visual amenities. Revise the plans to include additional plantings in basin areas, and locate additional plantings to screen and improve drainage areas that do not serve to meet the standards. A combination of additional shrubs, trees, and groundcover plantings should be utilized in these areas and in front of the walls along in Common Area 'A' along Benson Highway.

2) It has come to my attention that dedication is to occur along Drexel Road. Protected Native plants cannot be planted in the Drexel Road Pima County MS&R right of way area and should be relocated on the net site. Relocate the plants to other areas that require additional landscaping. LUC 2.8.3.2, LUC 3.8.6.2.C.

3) Clarify the location and number of trees to be planted along the streets. It is likely that fewer trees located behind the sidewalk areas would better serve to comply with City standards. LUC 3.7.2.9.C
