We have reviewed the above-referenced project on behalf of the Pima County Wastewater Management Department. The following comments are offered for your use:

Per our conversation on January 8, 2003 corrected plans were to be delivered to us for review; however, as of date we have not received them. Please make the following revisions. Be advised, the review of the Final Plat will be done with your resubmittals.

1. Run a sewer line stub from Drexel Manor Place into Drexel Road for flow-through.

Please Note: No oversizing credits can be given for the use of 10" sewer lines in this subdivision, as the 10" lines are not necessary to carry the expected flow-through. The 10" lines have been used only to meet minimum slope requirements.

2. Common Area A will need to be granted to the public as a public sewer easement on the final plat.

3. A Sewer Service Agreement will be prepared with the submittal of your revised Final Plat

SUMMARY: The revised Tentative Plat, one sheet of the Landscape plan, geotechnical addendum, closure calculation, and revised Drainage Report were received by Engineering on January 17, 2003. Engineering has reviewed the received items and does not recommend approval of the Tentative Plat. The Drainage Report was reviewed for Tentative Plat purposes only.

DRAINAGE REPORT COMMENTS
1) City of Tucson Development Standards (DS) Section No.2-03.2.4.L.4: On sheet 4, correct weir WR-2 crest elevation to match data from report.
2) Label the locations for the warped section analyses in Appendix D. Where is Exhibit 4?
3) DS Sec.10-01.III.3.5.1.3.a: Maximum disposal time is 12 hours for detention / retention basins. Provide depth of water and calculation for basin DET3 disposal time using percolation test results from submitted soils report addendum.

TENTATIVE PLAT COMMENTS
4) DS Sec.2-03.2.3.D: Provide the following on sheet 3.
a) For recordation data for Drexel Road, check Book and page for "PER BK. 2 PG. 63 M&P"; should this be: "PER BK. 10 PG. 13 M&P"?
b) Correct right-of-way dimension for Drexel Road:
i) The dimension call-out for the existing and future right-of-way is not drawn to scale. Draw the correct dimensions to scale;
ii) This future right-of-way is 150 feet as shown on the Pima County's MS&R plan: http://www.dot.co.pima.az.us/gis/maps/majscenic/MSSRc02_01.pdf and per discussion with Herb Sudduth;
iii) Assure project improvements (cul-de-sac, lots, and all drainage improvements) do not encroach Drexel Road's future right-of-way;
iv) Also provide design that shows all drainage improvements to be constructed and maintained within project boundaries. Otherwise, provide a letter from Pima County Development Services stating that the proposed drainage swales in the county right-of-way will be maintained to prevent flows from entering the project's basins, channels, lots, and common areas;
v) On plan view for sheet 3, label Drexel Road as Pima County right-of-way;
vi) Update right-of-way dimension label on DREXEL ROAD (TYPICAL) detail A/3.
5) DS Sec.2-03.2.4.F. For access, clarify the following:
a) Make sure that it is clear on Tentative Plat the location point for the access point to the ramp for basin DET1. If the intended access point for this access ramp is at the end of Drexel Manor Stravenue cul-de-sac, extend access ramp hatching.
b) Indicate if streets are to remain private or are to be dedicated to the public; specifically clarify Drexel Manor Stravenue notation on sheet 3.
6) DS Sec.2-03.2.4.L.4: Provide elevations for future grading and drainage:
a) Assure basins are not accepting flows from Benson highway or Drexel Road rights-of-way. Provide freeboard for calculation for offsite flow;
b) Proposed contour lines are not clear; provide larger scaled detail of basin DET3 weir WR-2 on sheet 4;
c) It does not appear that section B-3 clearly depicts how offsite drainage is prevented from entering channel southwest of lot 140. Show revised contours 2609 and 2608 southwest of lot 140, within property boundaries. (see above 4)b)iv ) Also provide cross section at lot 140 to show adjacent offsite grades and drainage areas;
d) Proposed elevations appear too low for channels and basins along southwest side of project, specifically south of basins DET2 & DET1 as well as west of lot 140. Explain how flows from offsite watersheds are prevented from filling into proposed channels and basins without drainage improvements in Pima County right-of-way;
e) Provide proposed contour lines for elevations 2610, and 2611 adjacent to basin DET1;
7) DS Sec.10-01.III.3.3: Note: dimensions of rip rap area for proposed outlet at basin DET4 shall be provided on Grading Plan.
8) Provide copy of project soils report ("GEOTECHNICAL REPORT BENSON HIGHWAY AND PALO VERDE ROAD PROPERTY" dated July 17, 2002.

LANDSCAPE PLAN COMMENTS
9) Sheet 5 of 9 was submitted for this review which shows plants proposed on ramp for basin DET4. Provide all remaining sheets of Landscape Plan. For sheet 5, assure that no proposed plants are blocking or placed on access ramps for basins DET4 and DET5.
10) Assure that no proposed plants are blocking or placed on access to basin DET1.

Resubmittal is required. Submit the soils report, revised Drainage Report, full set of Landscape Plans, revised Tentative Plat and any further right-of-way correspondence with Pima County Development Services.
