An electrical design to determine our easement requirements will be provided on the Approved Tentative Plat within twenty-two (22) working days upon receipt of the plat. At the customer’s request, a design can be provided prior to the Approved Tentative Plat, however, once a design is provided, any design changes may be billable to the developer.

We have reviewed the above-referenced project on behalf of the Pima County Wastewater Management Department. The following comments are offered for your use:

Per our conversation on January 8, 2003 corrected plans were to be delivered to us for review; however, as of date we have not received them. Please make the following revisions. Be advised, the review of the Final Plat will be done with your resubmittals.

1. Run a sewer line stub from Drexel Manor Place into Drexel Road for flow-through.

Please Note: No oversizing credits can be given for the use of 10" sewer lines in this subdivision, as the 10" lines are not necessary to carry the expected flow-through. The 10" lines have been used only to meet minimum slope requirements.

2. Common Area A will need to be granted to the public as a public sewer easement on the final plat.

3. A Sewer Service Agreement will be prepared with the submittal of your revised Final Plat

SUMMARY: The Final Plat and CC&R package were received by Engineering on November 18, 2002. The assurance package was received October 19, 2002. Engineering has reviewed the received items and does not recommend approval of the Final Plat until the following items have been addressed.

FINAL PLAT COMMENTS
1) City of Tucson Development Standards (DS) Section No.2-03.6.1.G: Place the words "Book ____ Page ____" in the upper right corner outside the margin line. Also, there is missing text in upper right corner next to book & page on sheet 3.
2) DS Sec.2-03.6.1.H.1: In title block, provide descriptions of all common areas.
3) DS Sec.2-03.6.1.J: Clarify linetypes for COT/PC jurisdictional limits and matchlines.
4) DS Sec.2-03.6.1.L: EXISTING LOT NUMBERS are described with dashed lines in legend and shown as solid lines in plan view; clarify.
5) DS Sec.2-03.6.2&J: Add Tentative Plat General Notes 12, 17, 20 and 21 as Final Plat General Notes.
6) DS Sec.2-03.6.3.A: Provide seal and signature for surveyor.
7) DS Sec.2-03.6.3.B.4: On sheet 1, the title company information and signature lines shown under "ASSURANCE" shall be placed under "DEDICATION".
8) DS Sec.2-03.6.3.C: The following BENEFICIARY block must be included on the title page: "BENEFICIARY, The beneficiary of (Title Company Name and Trust Number) is (Name and Address)."
9) DS Sec.2-03.6.3.D: Under RECORDING DATA, provide more space for County Recorder Seal. Also, make sure "2002" is updated to "2003".
10) DS Sec.2-03.6.4.D: On sheet 2, provide Common Area "A" square feet and also label area on sheet 3.
11) DS Sec.2-03.6.4.G: Continue the one-foot no-vehicular access easements where driveway restrictions are present. According to attached page from COT Code Chapter 25-38(a), in residential zones, driveway curb cuts shall be a minimum distance of 4 feet from end of curb return. Extend 1-foot Access Control Easements for those lots affected (lots 8, 9, 33, 34, 60, 61, 85, and 86).
12) DS Sec.2-03.6.4.I: Delineate all detention/retention areas in a surveyable manner. Provide certification with seal and signature for registered engineer on cover sheet.
13) DS Sec.2-03.6.5.B: Clarify the following dimensions:
a) indicate tract boundary lines with accurate dimensions that match title report;
b) show all easements including those shown on approved Tentative Plat;
c) label section number for section corner for BCSM at Section 4 on sheets 1 and 3;
d) provide curve data for C13 on sheet 3.
14) DS Sec.2-03.6.5.C.2: Please provide boundary closure calculations.
15) DS Sec.2-03.6.5.C.5: Indicate whether the distances and bearings between all monuments are measured or calculated.
16) DS Sec.2-03.7.1.G: The final plat cannot be scheduled for Mayor and Council consideration until the financial assurances are approved. Update the assurance package to include Common Area "B" in recitals and exhibits. Also, for this and future projects, please provide an 8½" by 11" location map sheet for assurance submittals that go to Mayor & Council.
17) DS Sec.2-03.6&7.0: The final plat must conform to the approved tentative plat in lot configuration, design, and required conditions of development. The final plat approval can not occur until tentative plat approval. Submittal of the final plat prior to approval of the tentative plat is done at the applicant's risk since changes could be required of the tentative that may affect the final plat.
