SUMMARY: The architect, representative, and the engineer attended meetings on June 30, and July 11, 2003 to go over last submittal comments. The fifth submittal of the Roger Plaza revised Tentative Plat / Development Plan, revised Drainage Report, and revised Landscape Plan were received by Engineering on July 14, 2003. Engineering has reviewed the received items and recommends approval of the Tentative Plat / Development Plan. The Drainage Report and Grading Plan were reviewed for Tentative Plat/ Development Plan purposes only.

TENTATIVE PLAT COMMENTS:
1) City of Tucson Development Standards (DS) Section No.2-03.6.6: Please recognize that an original copy of the CC&R's will be required at Final Plat review stage. The maintenance notes must be included on the Final Plat or in the CC&Rs per Standards Manual for Drainage Design and Floodplain Management section 14.3.2.
2) IBC Chapter 36, Section 9: A grading plan submittal will be required. Basin maintenance access will need to be shown on grading plan, per DS Sec.10-02.14.3.4.
3) DS Sec.2-03.7.1.G: Include the Assurance Package with the Final Plat submittal.

The Zoning Review Section at Development Services verifies that the tentative plat meets the requirements of the Land Use Code, subject to the following changes. However, should there be any changes requested by other CDRC members, the approval is void, and we request copies of the corrected tentative plat to verify that those changes do not affect any zoning requirements.

1. Add the S02-037 case number near the title block in the lower right hand corner of all sheets, including sheet C2 and sheet C2.1

Should the CDRC recommend approval of the tentative plat, please have the applicant submit sign-off copies for approval.
