Tucson Electric Power Company (TEP) has reviewed the final plat dated May
21, 2004. TEP is unable to approve the plat at this time.

In order for this Company to approve the final plat, the following will be
required.

* An additional 5' easement is required to the west of Lot 366 where
there is an existing pull box.

Forward to this office the legal descriptions for the easements that are to
be abandoned.

Show the additional easement on the resubmittal of the final plat. Submit
two bluelines to the City of Tucson for TEP's final approval.

SUBJECT: Engineering review of the Tierra Vista Phase 2 Final Plat

SUMMARY: The revised copy of the Final Plat and the revised CC&R's were reviewed at a meeting with Landmark Engineering on July 15, 2004. Development Services Department Engineering Division recommends a conditional approval of the Final Plat.

FINAL PLAT CONDITIONS OF APPROVAL:
1) City of Tucson Development Standards (DS) Section No.2-03.3.2.D: Street abandonment for Britannia Way right-of-way must be done prior to, or concurrently with, the platting final plat.
2) DS Sec.10-02.14.3.2: Revise CC&R's to add basin maintenance information per this section. Otherwise, this section may be added as a general note to the Final Plat.
3) DS Sec.2-03.2.4.L.1: Show areas of detention/retention including 100-year ponding limits with water surface elevations. On sheet 2, the revised delineations for the ponding limits at the basin adjacent to lot 322 appear to be missing.
4) DS Sec.2-03.7.1.G: The final plat cannot be scheduled for Mayor and Council consideration until the financial assurances are approved. It was stated in the response letter that these are forthcoming. Address the following for other portions of the assurance package:
a) Revise any sheets of the assurance paperwork to reflect any change in descriptions of the common areas.
b) Provide AMENDMENT TO TRUST / THIRD PARTY TRUST.
c) Provide AGREEMENT TO CONSTRUCT SUBDIVISION IMPROVEMENTS / THIRD PARTY TRUST.
d) Provide copy of sample Warranty Deed.
