S02-017A) The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management (PCWWM) Department. This review letter may contain comments pertaining to the concerns of either Department. Separate review letters from PDEQ and PCWWM representatives will not be prepared for this project. The following comments are offered for your use: 1. For Your Information: Our record keeping system will not allow us to process this subdivision plat under the case number, S02-017, since we already have a previously approved tentative and final plat under that case number. In our record keeping system, we have used subdivision plat number S02-017A for this project. 2. This project will be tributary to the Southeast Interceptor and the Roger Road Wastewater Treatment Facility. Provide a letter from PCWWM Planning Services, written within the past 90 days, stating that treatment and conveyance system capacity for this project is available. Mr. Robert Decker of PCWWM Planning Services may be contacted regarding this matter at 520-740-6625. 3. Based on our historical records for this property, this project would qualify for Participating sewer connection fee rates. However, a final determination of this status cannot be made until approval of the sewer construction plans and/or preparation of the sewer service agreement. 4. Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal. The required revision(s) may be shown on the Mylars. Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality. Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution. This Company is unable to approve the plat at this time. There are existing electrical facilities within the boundaries of the development. The facilities along with the easement recording information must be shown on the plat prior to approval. Enclosed is a copy of a TEP facility map showing the approximate location of the existing facilities. There is an existing pole southwest of the project that has a service to a sign. All costs associated with the relocation of the facilities in conflict will be billable to the developer. Please contact Ms. Simona Nunez, Design Build Department at 918-8226, regarding the apparent conflict. TEP will provide an electrical design on the Approved Tentative Plat within twenty-two (22) working days after receipt of the plat. Additional plans necessary for design completion are: building plans including water, electrical load and landscape. at the customer's request, a design can be provided prior to the Approved Tentative Plat, however, once a design is provided, any design changes will be billable to the developer. 02/11/2004 | ELIZABETH EBERBACH | ENGINEERING | REVIEW | Approv-Cond | SUBJECT: Engineering review of the Tierra Vista Phase 2 Tentative Plat ACTIVITY #: S02-017 SUMMARY: The Tentative Plat with the proposed revised phasing, Landscape Development Plan, Drainage Report with addendum cover letter, Schedule A, and letter explaining phasing were received by Engineering on January 15, 2004. A soils report, which was not included in this submittal, will be required at grading review stage. Development Services Department Engineering Division has done a review of the received items and recommends conditional approval for the Tentative Plat. The Drainage Report was reviewed for Tentative Plat purposes only. TENTATIVE PLAT CONDITIONS OF APPROVAL: 1) City of Tucson Development Standards (DS) Section No.10-02.2.4.K: The following shall be addressed in the Grading Plan review stage for this phase of Tierra Vista: a) DS Sec.10-02.2.4.K: Provide soils report. Include recommendations for minimum distances and slopes for drainage away from foundations, as well as results from infiltration testing. b) DS Sec.10-02.3.5.1: All basins for Tierra Vista shall be completed within Phase 2, as stated in the drainage addendum (to the Drainage Report) dated December 30, 2003. Percolation tests are required for any basin that utilizes infiltration as a means of basin drainage. Additional percolation testing may be required at post-construction inspection. c) IBC Chapter 36, Section 9: Grading Plan shall be submitted for review for a Grading Permit, and shall include the following grading information: i) including a revised Drainage Report addressing temporary phase grading, ii) showing compliance with General Note 15, iii) describing grading and drainage improvements beyond the Phase 2 boundary line, including interceptor swales and / or other temporary drainage measures, iv) sizing for scuppers will be reviewed at grading plan review stage. d) Drainage outlet structures and appurtenant erosion controls in connection to Phase 2 inlet drainage structures shall be constructed for Phase 2.
