COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

This plan has been reviewed for compliance with Development standards 2-03 and 2-09. This plan is for revision of the tentative plan and development plan requirements. Applicable development standard sections have been listed.

1. Section 4.1.7.1, LUC, permits a maximum of one year from the date of application to obtain approval of a tentative plat. If, at the end of that time, the tentative plat has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this tentative plat is May 28, 2008.

2. Please ensure that all text height is 12 point or greater. DS 2-03.2.1.C and DS 2-05.2.1.C

3. List the name of the subdivision, number of lots and list legal description in the title block. DS 2-03.2.1.G and DS 2-05.2.1.G

4. If applicable add a note identifying by case number any zoning variance or modification, such as Board of Adjustment, DDO, PDO, DSMR or COT LUC waiver by the City Manager. List the case number date of approval and list any conditions of the approval. DS 2-03.2.2.B.6 and DS 2-05.2.2.B.6

5. Label the PAAL widths for the two north-south PAALs along the West Side of the parking lot. Also please delineate and dimension the PAALs along the north side of the development. It appears that vehicular use areas are proposed but are not defined. DS 2-05.2.4.D.3

6. Label the width of all pedestrian sidewalks. The minimum width of the required sidewalks is four (4) feet. A five-foot (5) wide pedestrian refuge area which includes a four (4) foot wide sidewalk is required along the entire perimeter of the maintenance building if vehicular use is proposed around the perimeter. If the area is not to be accessed by the general public this requirement can be replaced with a five-foot (5) wide striped pedestrian refuge area only (delineated and striped five-foot (5) wide asphalt).

7. Label all future buildings, which are not part of this construction phase as i.e., "Future Construction" or "Future building footprints". It has to be clear on the plan that these future buildings are to be permitted on a separate permit in the future. DS 2-05.2.4.N

8. Please revise the 14' x 70' loading spaces. Under the assumption that this is to be an area for two of the required loading spaces the area drawn on the plan does not scale to a full 14' x 70' area. Both spaces must have a minimum of 35 feet in length. DS 2-05.2.4.O

9. The ADA parking calculation must be revised as follows. The IBC code section 1106.5 has been revised to the following and affects the number of van accessible spaces required. One van accessible space for every six disabled parking spaces required or fraction of six. In this case the number of disabled parking spaces required is 7 and two of the 7 must be van accessible spaces with eight-foot wide access aisles. DS 2-05.2.4.P

10. The development standards for the bicycle parking have also been revised since the first approval of the previous development plan. All class two bicycle parking must be within 50 feet of the main entrance to the buildings. please provide the location of the main entrance to the building and label the distance from the bicycle parking facility to te the main entrance.

Provide a detail for the class two bicycle parking facilities that meet the new development standards 2-09.2.3. There are specific types of approved class two facilities. Please be specific. DS 2-05.2.4.Q

11. Please ensure that the Dumpster enclosure is not with the sight visibility triangle. DS 2-05.2.4.T

12. Indicate the location and type of postal service to be provided for this development. DS 2-05.2.4.V

13. All walls that are above eight feet in height must meet the greatest of the 21 feet or the height of the structure or will require a DDO. It appears that the wall along the East Side of Suntran Blvd. does not meet the 21-foot setback. A DDO will be required, COT waiver, or move the wall to meet the required setback of 21 feet wherever the wall does not meet the required setback.
