Thank you for the opportunity to review the Prince 10 PAD. The Zoning Review Section primarily reviews proposed PADs for the proposed uses, development standards and future administration of the PAD, of which comments are provided here.

Regarding Section III Development Regulation:
1. Section A.1.a. clarify which use-specific standards shall apply from the UDC. As the proposed Interstate Campus zone is modeled after two zones, clarification is needed as to whether the use-specific standards from C-3 or I-1 or both shall apply for each identified use.
2. Section A.1.a. clarify residential uses that are permitted. "Family Dwelling" is a definition that is all encompassing in the UDC. Clarify if the intent is to limit to "Multifamily Development" or not.
3. Section A.1.a. clarify marijuana use standards. Related to comment #1. The proposed base zones of C-3 and I-1 have very different standards for marijuana uses.
4. Section B.2.b. concern about removing requirement for pedestrian circulation along main roadways in the PAD. This would seem counter to the intent of numerous goals in Plan Tucson and the City's efforts for Complete Streets. Would like to hear feedback from Department of Transportation and Mobility.
5. Section B.3.a. clarify on-street parking locations and regulations, if any. Clarify if on-street parking is imagined on internal private roadways or City-owned major roadways, which as per comment 4 do not have any sidewalks. If streets are to have on-street parking, sidewalks should be provided.
6. Section B.3.b. clarify whether bike parking facilities may be shared by multiple users within proximity to one another.
7. Section B.3.c. clarify whether compact spaces are allowed in surface parking lots, or only in parking structures.

Regarding Section IV Implementation and Administration:
8. Section A. additional information is needed regarding the appropriate submittals that will be needed to determine design compatibility by the PDSD Director. Design guidelines or a broad vision that must be addressed by the developer would be appropriate. Clarity is needed in order to facilitate review and approval of future development.
