The proposed PDMR for a reduced parking space dimension cannot be approved as proposed. Per UDC Article 7.4.10.D.9. The number of parking spaces with decreased dimensions may not excedd 10% of the total number of parking spaces provided. A total of 9 spaces out of 28 spaces are proposed for reduced dimensions, which equals more than 30% of the spaces. 2. Instead of the proposed sidewalk width reduction, parking length reduction, PAAL reduction and pedestrian striped area, we recommend an alternate configuration. The 2 ft striped area should be removed in order to provide the following dimensions. The sidewalk to the east of 5740 E. Broadway should be 4 ft in width. The parking spaces should be dimensioned at 18 ft. The PAAL should be slightly reduced from full width to 23.1 ft. This configuration provides the optimal solution for pedestrians and vehicles in the safest manner. 3. The other PAAL reduction to the north of 5760 E Broadway is approvable. 4.
