The City of Tucson - Environmental & General Services Department (EGSD) has reviewed the Technical Standard Modification Request (TSMR) for the La Suprema Apartments located at 319 W. Simpson Street. The former food service facility is being converted to a seven unit apartment building.



The applicant is requesting a TSMR from Section 8-01.5.1 A. in the Technical Standards Manual which requires that the remodeling of existing sites consisting of six or more multi-family units provide centralized on-site solid waste and recycling material collection service. The applicant states that there is insufficient area on the site to construct a centralized solid waste and recycling material enclosure. The applicant is proposing to use 90 gallon APCs for on-site waste storage rather than construct a centralized waste enclosure. Based on our review of the Development Package materials, EGSD agrees with this assessment and approves the TSMR.



Please have the applicant clarify the following minor points:



•As shown on Drawing A-0, the existing building has 5,045 square feet of floor space. The waste calculation uses a number of 3,765 square feet of floor space. EGSD presumes that conversion of the former food service facility to a seven unit apartment building would result in the elimination of some former floor area. Please have the applicant confirm this.
•Drawing A-0 shows a 6 foot high masonry wall on the east side of the property adjacent to the solid waste and recycle APC storage area. Does this wall extend along the south property line in an east-west direction also adjacent to the APC storage area? The APCs must be screening from view from adjacent properties while being stored.

Environmental Services has reviewed the additional information provided by Lanning Architecture for the La Suprema Apartments site. Both the information about the number of square feet of floor space and the screening along the south side of the APCs is acceptable. Environmental Services approves the use of APCs as proposed at the La Suprema Apartments site. Let me know if there are any questions.
