The proposed site of the Mordasini Villas residential development is on the south side of Stone Avenue near 17th Street in Tucson. The proposed development will include the construction of Mordasini Drive, which will be a private road. The residential development will consist of 11 lots with single family homes. The following Technical Standard Modification Requests are approved: •The pavement width of 20 feet for Mordasini Drive will provide adequate maneuverability for refuse trucks servicing the residential structures. There are no unusual roadway alignments along Mordasini Drive which would impair refuse truck access. •A 112 foot back up distance along Mordasini Drive for the refuse vehicle is approved. This modification is approved given the relatively straight alignment of Mordasini Drive and with the estimated 80 average daily trips (low traffic count) for this road. The turning templates were reviewed and approved for this development. Based on this review, the Technical Standard Modification Request for the Mordasini Villas residential development is approved.
