However, Tech Man Sec.10-01.3.1.A states that all pavement sections will be designed in accordance with ambient soil conditions and projected use, using a method acceptable to the City Engineer, and 10-01.4.4.E.1 states that paved All Weather Access is required for access to each lot. Also, 4-04.11.6 discusses 2-ft min header along paved roads in floodplain. Therefore, in the areas of floodplain, the PDSD Engineering still will need minimum 2-in asphalt over 4-in aggregate base with 2-ft header curb. Remaining areas of the private street will need the double-shot chip seal and some form of curb to provide separator for sidewalk. Sidewalk slopes shall meet any accessibility requirements. |

Curbs must be provided and the pedestrian refuge area must be graded to meet the minimum slope requirements. The proposed 3 to 1 slopes are not acceptable for an accessible pedestrian refuge area. 03. CC&R's that provide for the maintenance of the private road and pedestrian refuge areas are required and shall be recorded with the subdivision plat after approval by Mayor and Council.
