COMMENTS:

01. Zoning conditionally approves the TSMR's contingent upon PDSD Engineering, E.S. and TDOT approval. If any of the three noted sections deny the requested TSMR's zoning approval is considered denied.

While zoning sees the requested TSMR's as reasonable equests due to the nature and type of development zoning also respects the standards and will defer to the departments that are affected by the modifications.

02. If the TSMR's are approved, ensure that the information related to the application case number, TSMR's requested, and date of approval are listed as a general note on the tentative plat. The case number shall be listed in the lower right corner of all TP sheets.

09/15/2014 PGEHLEN1 ENV SVCS REVIEW Approv-Cond The TSMR has been reviewed on behalf of Environmental Services and all requests are approved with the following considerations:

Standard Number 10-01.9.0 Figure 1. The sidewalk is allowed to be reduced to 4 ft. from 5 ft. only if the distance between the sidewalk and the back of curb is kept at a minimum of 2.5 ft. as shown on the plans.

Standard Number 10-01.3.2.C and Figure 6. The 18 ft. radius is allowed on the west side of Placita Tejano but not on the east side. The east side must remain a 25ft. radius as shown on the plans.
