Extruded or vertical curbing may be used to create the separation or construction of a raised concrete sidewalk the length of the parking spaces and at least four inches in height and four feet wide may be constructed. Keep in mind that the minimum width of the sidewalk must be four feet between the curbing.

2. The sidewalk along the private street that is constructed of asphalt must be replaced with concrete material. The width of the sidewalk must comply with any applicable street development standards.

Comments:

Per the Broadway Proper Redevelopment Plan, Section XII.C.1., Design Objectives, sidewalks are to be designed in a manner that supports strong pedestrian corridors and landscaping themes. C.4 states that optimum internal pedestrian circulation routes shall be provided, consistent with the Illustrative Site Plan, which suggests a pedestrian/
landscaping corridor along Calle Sinaloa from Prudence Road east to what is now the Hilton Hotel area. The proposed sidewalk from Prudence Road along the northern side of Calle Sinaloa is consistent with the redevelopment plan policy direction.

The proposed sidewalk from Prudence Road is also sensible. Pedestrians walking east or west along Broadway Boulevard would access the restaurant via the proposed pedestrian connection at Broadway Boulevard. Pedestrians walking along Prudence Road would most likely come from the residential areas to the south, and would be walking north along Prudence Road. The proposed sidewalk from Prudence Road along the southern side of the proposed restaurant, i.e., along the north side of Calle Sinaloa, would provide a convenient and direct access for residents to the south.

This DSMR request is APPROVED. No further submittal is required.

Request: DS 2-08.3.1 - Modify the development standard to allow an indirect pedestrian access connection using the crosswalk to the south on the private street Calle Sinaloa (Prudence Place).


The Development Standard Modification Request (DSMR) for DS 2-08.3.1 listed above has been CONDITIONALLY APPROVED with the following conditions:
