The easements must be delineated on the site plan and recorded prior to approval of the site plan. Check with Jim Rossi of the COT real estate division 837-6718 for specifics on the easements.

Comments: Standard Number 2-08.3.1, for the proposed sidewalk relocation is acceptable by Environmental Services, However the location of the Solid Waste enclosure is not acceptable.
There is not adequate space demonstrated for the required turning radius necessary for Solid Waste collection vehicles. Also as per standard 6-01.0 there must be a minimum of 3ft between enclosure and any adjacent structures.

Request: DS 2-08.3.1 - Modify the Development Standards to waive the requirement for a sidewalk connection to 6th Street.

The Development Standard Modification Requests (DSMR) for DS 2-08.3.1, as listed above has been CONDITIONALLY APPROVED with the following conditions:

1. Zoning approves the modification to consider the sidewalk within the right of way to be used as the continuous and accessible pedestrian circulation as long as the sidewalk provides a direct access to the buildings.

2. Easements will be required for the portions of the sidewalk that will be utilized for public access (sidewalk) on private property. The easements must be delineated on the site plan and recorded prior to approval of the site plan. Please Check with Jim Rossi with City of Tucson Real Estate at 837-6718 for specifics on the easements.

Note: Environmental services finds the location of the solid waste enclosure as shown on the plans unacceptable as there is not adequate space for the required turning radius of environmental services vehicles per DS 6-01.0. Please speak to environmental services in regards to this issue as potentially another DSMR may be required.

PLEASE NOTE THAT A GENERAL NOTE MUST BE ADDED TO THE TENTATIVE PLAT WHICH STATES THE DSMR CASE NUMBER, DATE OF APPROVAL, MODIFICATIONS GRANTED, AND CONDITIONS IMPOSED. IN ADDITION, THE CASE NUMBER MUST BE ADDED TO EACH SHEET OF THE TENTATIVE PLAT, LANDSCAPE AND NPPO PLAN, IN THE LOWER RIGHT CORNER NEAR THE TITLE BLOCK.
