(X) Approved, but with conditions:

The applicant is requesting to move sign closer to street to avoid 'blind spot' created by existing mature trees; yet the site appears devoid of any mature trees that would affect visibility.

1) The request can be supported, if applicant provides denser planting of understory shrubs and ground cover for landscape border along Speedway, particularly for accent of the primary entry areas of the development, as the Arcadia-Alamo Area Plan calls for enhancing the visual continuity of new developments within the area.

Re: DSMR DS09-36 - 5151 E. Speedway Blvd.

Request: DS 3-01.5.1.A.1 - Modify the Development Standards to allow a sign to be located closer to the street to avoid "blind spots".

The Development Standard Modification Request(s) (DSMR) for DS 3-01.5.1.A.1 listed above has been conditionally approved with the following conditions:

1) Upon the widening of the Speedway Blvd roadway the owner of the property shall remove and relocate the monument sign outside of the site future visibility triangle at no cost to the City of Tucson.

2) Upon the acquisition of additional right of way for the Speedway Blvd roadway widening the owner shall remove and relocate the sign on private property at no expense to the City of Tucson.

3) If applicant provides denser planting of understory shrubs and ground cover for landscape border along Speedway, particularly for accent of the primary entry areas of the development, as the Arcadia-Alamo Area Plan calls for enhancing the visual continuity of new developments within the area.

PLEASE NOTE THAT A GENERAL NOTE MUST BE ADDED TO THE PLANS WHICH STATES THE DSMR CASE NUMBER, DATE OF APPROVAL, MODIFICATIONS GRANTED, AND CONDITIONS IMPOSED. IN ADDITION, THE CASE NUMBER MUST BE ADDED TO EACH SHEET OF THE SIGN PERMIT, LANDSCAPE PLAN AND NPPO PLAN, IN THE LOWER RIGHT CORNER NEAR THE TITLE BLOCK.
