1. Zoning approves the request to vary the Street cross section as depicted on the tentative plat drawing and provide perpendicular visitor parking directly off the private street.

2. Zoning also supports a 25% reduction in the number of required visitor parking spaces from 34 to 27. While the applicant or developer did not request a modification to this standard it is obvious that the required number of visitor parking spaces has not been provided and unless major changes are made to the design the total number of visitor parking spaces cannot be provided.

The Development Standard Modification Request(s) (DSMR) for DS 3-01 Figure 1 listed above has been approved with the following conditions:

In addition, the zoning reviewer has indicated a parking deficiency based on the approval of this particular DSMR. A revised or new DSMR will need to be obtained in order for the reduced parking requirement to be granted.

PLEASE NOTE THAT A GENERAL NOTE MUST BE ADDED TO THE TENTATIVE PLAT WHICH STATES THE DSMR CASE NUMBER, DATE OF APPROVAL, MODIFICATIONS GRANTED, AND CONDITIONS IMPOSED. IN ADDITION, THE CASE NUMBER MUST BE ADDED TO EACH SHEET OF THE TENTATIVE PLAT, LANDSCAPE PLAN AND NPPO PLAN, IN THE LOWER RIGHT CORNER NEAR THE TITLE BLOCK.
