Side note comment: Community planning staff approves DS09-17, based on neighborhood plan objectives. A side issue is that the site consist of two parcels and the common property line dividing the two parcels is shown at a different location the on the DP site plan from where the property line is shown on City map records. If City map is correct, then the existing building located nearest to 1st avenue has a property line running down the middle of it. The DP site plan shows the property line further west in a position located between two existing buildings. It the City map is correct it may create a fire code issue and maybe the applicant can/should be advised to create a lot combo. If the City map is incorrect, this side note can be deleted.
