04/13/2009 MATT FLICK ENGINEERING REVIEW Denied DSD Engineering recommends DENIAL of the DSMR to delete construction of sidewalk along the street perimeters.

Zoning in the area is intense and little on-street parking is provided. The inconvenience associated with this condition generally leads to additional pedestrian and alternate modes traffic. Fontana Avenue is curbed and has intermittent sidewalk along the west side between Valeska Road and Valencia Road. Valeska Road is not currently curbed. However, 4 of the 5 proposed lots have access only to Valeska Road. This, combined with the likely probability of multiple residences to be constructed on each lot, necessitates the construction of sidewalk along both streets. Curbing will be necessary along with the sidewalk adjacent to Valeska Road. Curbing and sidewalk will also reduce the incidence of wildcat parking along the street that discourages pedestrian travel.

The applicant has not provided any justification for the request.

04/14/2009 RONALD BROWN ZONING HC SITE REVIEW Denied There is a requirement for a public right of way pedestrian way so each lot to have an accessible route connection.
04/16/2009 JOSE ORTIZ TRAFFIC TRAFFIC Approved
04/17/2009 DAVID RIVERA ZONING REVIEW Denied Per an Email from the Zoning Administrator dated 10/17/2006 Curbs sidewalks and access ramps are required on all streets on all projects. DSMR will be considered under extreme circumstances and then only with the written concurrence of TDOT.
