Zoning in the area is intense and little on-street parking is provided. The inconvenience associated with this condition generally leads to additional pedestrian and alternate modes traffic. Fontana Avenue is curbed and has intermittent sidewalk along the west side between Valeska Road and Valencia Road. Valeska Road is not currently curbed. However, 4 of the 5 proposed lots have access only to Valeska Road. This, combined with the likely probability of multiple residences to be constructed on each lot, necessitates the construction of sidewalk along both streets. Curbing will be necessary along with the sidewalk adjacent to Valeska Road. Curbing and sidewalk will also reduce the incidence of wildcat parking along the street that discourages pedestrian travel. The applicant has not provided any justification for the request. |
