Development Standard Modification Request

Transmittal date: April 2, 2009

COMMENTS: Approved with conditions

1. Zoning requests that an additional crosswalk with access ramps similar in design to the sidewalk adjacent to lot 41 be provided adjacent to lot 26. Justification is to provide a closer route to the gang mailboxes for the home owners along the south side of the subdivision.

2. Common area "B" is annotated with a "Passive Recreation Area" note but it does not appear that any amenity has been provided. Under the assumption that this may be a typo please review the rezoning conditions closely and ensure that if an amenity is required that pedestrian circulation is also provided to that amenity. The access to the amenity must be accessible to all, including disabled access. If the Common Area "B" was not to be designed with any amenities remove the note. It is worth discussing this item with D.U.P.D. Michael Wynekin, 791-4505.

If you have any questions about this transmittal, please call David Rivera, (520) 791-5608.

Re: DSMR 09-07 - 9161 East Sellarole Road (S08-121)

Request: DS 3-01..3.A.2 - Modify Development Standards to allow a street to have sidewalk only on one side (no sidewalk along the east side of the Rock Creek Ranch Loop and Hearthstone Drive as shown on the plat).
.

The Development Standard Modification Request (DSMR) listed above has been APPROVED by the CRDC committee with the following conditions:

1) Add an additional crosswalk with access ramp similar in design to the sidewalk adjacent to lot 41 adjacent to lot 26,
2) If Common Area B is to remain a "passive recreation area", it must be accessible via the pedestrian circulation system and must be accessible to all (must meet ADA requirements). If Common Area B is not proposed as "passive recreation area" please remove the note.

PLEASE NOTE THAT A GENERAL NOTE MUST BE ADDED TO THE TENTATIVE PLAT WHICH STATES THE DSMR CASE NUMBER, DATE OF APPROVAL, MODIFICATIONS GRANTED, AND CONDITIONS IMPOSED. IN ADDITION, THE CASE NUMBER MUST BE ADDED TO EACH SHEET OF THE TENTATIVE PLAT, LANDSCAPE PLAN, AND NPPO PLAN, IN THE LOWER RIGHT CORNER NEAR THE TITLE BLOCK.

If you have any additional questions, please contact me at 837-4919.

Sincerely,

Patricia Gehlen
