COMMENTS: Approved with conditions

1. The DSMR application has been reviewed by zoning and can support one of the DSMR requests. While it appears that the specific DS sections are not presented correctly it is inferred that the request should be for a modification of the street cross sections figure one or two or both. This standard is DS 3-01 figure 1 and 2.

2. Zoning cannot support the 3-05.6.0 or 3-05.2.1.C.1. This request would require approval through the Board of Adjustments. The parking area next to lots 6 and 7 appears to meet the minimum requirements for on site maneuverability. The parking lot area next lot 3 and 4 does not meet the minimum requirements for onsite maneuverability and cannot be approved through a DSMR. An option to this request would be to move the parking spaces right up to the edge of the street pavement and make the parking area part of the street cross section rather than an easement.

If this proposed parking area is moved closer to the edge of the street pavement but kept in an easement the parking area is subject to landscape requirements. Also if the parking spaces are moved closer to the edge of the street pavement the sidewalk area must be relocated around the front of the parking spaces.

The five (5) parking space parking lot area must be redesigned to comply with development standards 3-05 and LUC section 3.3.7.2 table 3.3.7-I.
