1. Zoning has no issues with the requested DSMR for the street cross section for Atterbury Wash Way..

2. Approval by Engineering and TDOT is required for the street cross section of Atterbury Wash WAy.

3. The application indicates a request for a DSMR for the street cross section for Rincon Range Drive. The plans indicate the DSMR is for Rabbit Run Loop. Clarify.

4. The proposed street cross section for Rabbit Run Loop does not provide for on street parking. If no on street parking (visitor parking) is provided then parking is to be provided in common areas at a ratio of one (1) parking space per dwelling unit along Rabbit Run Loop. The visitor parking spaces must be located with 150' of each lot facing Rabbit Run Loop. Per DS 3-01 Figure 1. Provide the required number of visitor parking spaces for the lots facing Rabbit Run Loop.

5. . Approval by Engineering and TDOT is required for the street cross section of Rabbit Run Loop.

Request: DS 3-01.10 - Typical Cross Sections - Modify Development Standards to allow a modified street cross section for Atterbury Wash Way and Rabbit Run Loop

The Development Standard Modification Request (DSMR) listed above has been APPROVED by the CRDC committee with the following conditions:

1) The street callout on 2/7 must be corrected,
2) Modify the street cross section for Rabbit Run Loop to include parking lane on one side of the street.

PLEASE NOTE THAT A GENERAL NOTE MUST BE ADDED TO THE TENTATIVE PLAT WHICH STATES THE DSMR CASE NUMBER, DATE OF APPROVAL, MODIFICATIONS GRANTED, AND CONDITIONS IMPOSED. IN ADDITION, THE CASE NUMBER MUST BE ADDED TO EACH SHEET OF THE TENTATIVE PLAT, LANDSCAPE PLAN, AND NPPO PLAN, IN THE LOWER RIGHT CORNER NEAR THE TITLE BLOCK.
