Request: DS 7-01.4.0 - Modify the Development Standards to allow for the recordation of the above listed final plat prior to abandonment of the easement for Southwest Gas as recorded in Book 965, Page 549.

The Development Standard Modification Request (DSMR) listed above has been APPROVED by the CRDC committee with the following conditions:

1) No building permits will be issued for the effected lots (76, 77, 78, 143 and common area C) until the existing gas line has been relocated and the existing easement has been abandoned,
2) The following note is added to the final plat "Prior to the conveyance of any lot shown hereon to a retail purchaser, the natural gas pipeline facilities located in the pipeline easement recorded at Book 965, Page 549 shall be relocated to a location within the public rights-of-way or public utilities easements established by this plat and such pipeline easement shall be terminated by the easement holder.",
3) The following note is added to the assurances "Relocation of the existing natural gas pipeline owned by Southwest Gas Corporation to the public right-of-way or public utilities easements established by the final plat".

PLEASE NOTE THAT A GENERAL NOTE MUST BE ADDED TO THE TENTATIVE PLAT WHICH STATES THE DSMR CASE NUMBER, DATE OF APPROVAL, MODIFICATIONS GRANTED, AND CONDITIONS IMPOSED. IN ADDITION, THE CASE NUMBER MUST BE ADDED TO EACH SHEET OF THE TENTATIVE PLAT, LANDSCAPE PLAN, AND NPPO PLAN, IN THE LOWER RIGHT CORNER NEAR THE TITLE BLOCK.
