| 10/10/2007 | DAVID RIVERA | ZONING | REVIEW | Approv-Cond | CDRC TRANSMITTAL FROM: Steve Shields Lead Planner DSD Zoning Review Section PROJECT: DSMR-DS07-43 Speedway and Bonanza, Lots 1-119, Blocks A, B & C Development Standard Modification (DSMR) Request Transmittal date: October 9, 2007 COMMENTS: Approved with conditions 1. Zoning has no issues with the request to modify D.S. 3-01, street standards to allow ninety degree vehicle parking to back out into the private street. 2. Based on discussions with Zoning staff, it is understood that Zoning would support the proposed PAAL access to lots 35-38 if one(1) on street parking space was provided within 150 feet of lots 35-38. This said Zoning denies the request to modify D.S. 3-05.2.4.A.1. In lieu of the DSMR for D.S. 3-05.2.4.A.1, zoning requested that two (2) 8'x23' parallel vehicle parking spaces be provided on the south side of the proposed 24' parking area access lane (PAAL), located south of lots 35-38 to meet the requirements for visitors parking for these lots. 3. Zoning has no issues with the request to modify D.S. 3-01, modify street standards to allow varying 20' and 24' width, with sidewalk on one side. If you have any questions about this transmittal, please call Steve Shields, (520) 837-4956. |
