Zoning and Landscape staff reviewers conditionally approve the proposed DSMR pending approval by the Engineering, Traffic, Environmental Services departments.

Zoning and Landscape reviewers do not see a need for a Board of Adjustment variance due to the location of the Dumpster and enclosure location. The width of the ten (10) foot landscape buffer may not be reduced due to the location of the enclosure. If the DSMR is approved for the width of the driveway entrance the length of the street landscape buffer meets code.

Add the following to verify that the enclosure does not reduce the required width of the ten-foot landscape buffer.

1. Add a dimension from the nearest corner of the enclosure to the property line. The enclosure must measure a full ten feet.

Request: DS 6-01.4.1.I and 2.2.A- Modify location of dumpster to allow access and maneuvering in the right of way of Utah Street.

The Development Standard Modification Request (DSMR) listed above has been APPROVED by the CRDC committee with the following conditions:

1) Add a dimension from the nearest corner of the enclosure to the property line. The enclosure may not encroach into the l0 foot landscape buffer,
2) Refuse enclosures require a minimum of two bollards at the rear and one bollard on each side within the enclosure with a 10 foot x 10 foot inside clear area between the bollards.

PLEASE NOTE THAT A GENERAL NOTE MUST BE ADDED TO THE SITE PLAN WHICH STATES THE DSMR CASE NUMBER, DATE OF APPROVAL, MODIFICATIONS GRANTED, AND CONDITIONS IMPOSED. IN ADDITION, THE CASE NUMBER MUST BE ADDED TO EACH SHEET OF THE SITE PLAN, LANDSCAPE PLAN, AND NPPO PLAN, IN THE LOWER RIGHT CORNER NEAR THE TITLE BLOCK.
