05/31/2007 MATT FLICK ENGINEERING REVIEW Approved DSD Engineering has no objection to elimination of sidewalk or the pedestrian refuge area along the southeast corner and east side of the proposed warehouse but offers the following comment:

The applicant should refer to Dev. Std. 2-08.3.1 which states:

"Areas within the development which are not required to
be connected to the pedestrian circulation path are those which will be used only for maintenance or for nonpublic truck use, such as truck loading spaces. Portions of certain
Land Use Classes which by their nature will not be used for public pedestrian access, such as industrial uses, commercial storage uses, wholesale uses, contractor's yards, or similar uses, are not required to have sidewalks constructed in conformance with this Standard, as long as adequate pedestrian refuge areas are provided."

The pedestrian refuge area is not necessarily for the benefit of the public. Pedestrian does not exclusively equal customers and the public.

DSD Engineering has no objection or adverse comment regarding a DSMR to Dev. Std. 6-01.0.

Re: DSMR 07- 19- 2020 West Prince Road. (T06CM05594)

Request: DS 2-08.4.1.B - Modify on-site pedestrian circulation system so that it is eliminated along the south east corner and east side of the building,

The Development Standard Modification Request (DSMR) listed above has been APPROVED by the CRDC committee with the following condition(s):

1) Two (2) foot setback from the PAAL to the southeast corner of the proposed warehouse must be maintained.

Request: DS 6-01 - Eliminate required screening for compactor.

The Development Standard Modification Request (DSMR) listed above has been DENIED by the CRDC committee because a Board of Adjustment Variance is required to eliminate screening.

PLEASE NOTE THAT A GENERAL NOTE MUST BE ADDED TO THE SITE PLAN WHICH STATES THE DSMR CASE NUMBER, DATE OF APPROVAL, MODIFICATIONS GRANTED, AND CONDITIONS IMPOSED. IN ADDITION, THE CASE NUMBER MUST BE ADDED TO EACH SHEET OF THE SITE PLAN, LANDSCAPE PLAN, AND NPPO PLAN, IN THE LOWER RIGHT CORNER NEAR THE TITLE BLOCK.

If you have any additional questions, please contact me at 791-5608.

Sincerely,
