1. Zoning supports the requested DSMR for D.S. 3-01.2.4, 3-01.2.7, 3-01.3.2 and 3-01.3.3.

2. Zoning supports the requested DSMR for D.S. 3-01.2 and .3 with conditions that documentation related to the proposed improvements to Goret Road are submitted with the re-submittal of the tentative plat or approval of the DSMR by TDOT confirming the future improvements.

3. All notes related to a residential cluster project must be removed from the plan. If this development is to be a RCP the sidewalk system within the subdivision must meet the construction material and width and must be on both sides of the street.

Request: DS 3-01 - Modify the street cross section as detailed on the tentative plat and attachment A of the DSMR application
DS 3-01.3.2. and DS 3-01.3.3 - Postpone right-of-way improvement (curb and sidewalk) in Goret Road per attachment A

The Development Standard Modification Requests (DSMRs) listed above has been APPROVED by the CRDC committee with the following conditions:

1) Provide documentation of proposed roadway improvements to Goret Road with resubmittal of tentative plat,
2) All notes related to a residential cluster project (RCP) must be removed from the plan. If this development is to be an RCP, the sidewalk system within the subdivision must meet the construction material and width required by the Development Standards and must be on both sides of the street,
3) A graded shoulder of sufficient width for pedestrians and drainage must be provided along Goret Road.

PLEASE NOTE THAT A GENERAL NOTE MUST BE ADDED TO THE TENTATIVE PLAT WHICH STATES THE DSMR CASE NUMBER, DATE OF APPROVAL, MODIFICATIONS GRANTED, AND CONDITIONS IMPOSED. IN ADDITION, THE CASE NUMBER MUST BE ADDED TO EACH SHEET OF THE TENTATIVE PLAT, LANDSCAPE PLAN, AND NPPO PLAN, IN THE LOWER RIGHT CORNER NEAR THE TITLE BLOCK.
