COMMENTS:

1. Zoning will support the DSMR request for D.S. Section 3-01.3.2.e, "Driveway separation as required per Chapter 25" if supported and approved by Traffic Engineering.

2. Zoning cannot support or approve a DSMR request for 3.05.2.1.c; a reduction in PAAL width can only be done through a Board of Adjustment variance. There is insufficient PAAL area behind the parking spaces to provide the necessary maneuvering into and out of the parking spaces. All maneuvering must occur in the parking lot common area to prevent the backing out of vehicles onto the street which, is not allowed when the street is public and is not internal to the proposed subdivision.

In addition, a total of 8 visitor-parking spaces are required at one visitor parking space for each of the 8 units in the cul-de-sac. Six spaces have been provided in the parking lot.

04/06/2007 MATT FLICK ENGINEERING REVIEW Approved DSD Engineering has no objection to the granting of a DSMR to Dev. Std. 3-01.3.2.e to allow a narrower driveway separation than specified by TCC. DSD Engineering will not support a distance of less than 20 feet from the driveway to the fire hydrant.

DSD Engineering has no objection to the granting of a DSMR to Dev. Std. 3-05.2.1.c to allow a less than 24' wide PAAL. DSD Engineering has no objection to vehicles backing into the Seabury Court cul-de-sac since vehicles typically back into residential streets. The plan provided for the DSMR shows a wall located between the sidewalk along the western side of the parking area and the six (6) parking spaces. If a wall is constructed, it should be designed in accordance with Safe By Design guidelines. If a wall is not constructed, curbing or truncated domes shall be installed to delineate the parking and pedestrian areas. DSD Engineering does not recommend having less than 1 visitor parking space per residence served by the cul-de-sac.
