Zoning cannot support the requested DSMR's. The proposed street cross section eliminates the required sidewalks and the street design indicates the placement of the drainageway between the pedestrian area and the property. The design does not demonstrate how access whether vehicular or pedestrian is provided to the affected lots. 2. This development is designed as an RCP therefore sidewalk cannot be modified or eliminated through a DSMR. A Board of Adjustment Variance is required. In addition within an RCP development 25 % of the units must be barrier free accessible. The plan does not demonstrate how accessibility will be provided. 3. This site is a vacant piece of land, which should be redesigned to comply with all development standards and Land Use Code criteria.
