Although the applicant states that the request is for a 20' roadway, Detail A on the provided exhibit indicates a 16' wide roadway because of the presence of the parking space jutting into the street. This reduces the street width to 16'. The exhibit presented with the previous DSMR application showed a wider street section. Engineering would support the street width reduction if the pavement width remained at 20' and the on-street parking was eliminated. DSD Engineering has no objection to the 4' sidewalk and 34' turning radius.

The DSD Engineering Division has no objection to granting of a DSMR to DS 3-01.2.4.D to allow parking which is not designed for both sides of the roadway.

Although staff will not be requiring a resubmittal, staff offers the following comments:

Staff has a concern with the DSMR request to Development Standard 3-01.2.4-D. The proposal is for a total of two guest parking spaces for this five-lot subdivision. The applicant has stated that complying with this requirement would reduce the useable area within each proposed lot.

Unavailability of adequate parking has been concern throughout the community. Staff recommends a site design modification that would allow for additional parking on-site, for approximately three more spaces. Private property cannot be used to satisfy guest parking requirements.

The Development Standard Modification requested above to reduce the width of the street below 20 feet has been Denied by the CRDC committee.

The remaining Development Standard Modification Requests (DSMRs) listed above have been Approved by the CDRC committee with the following conditions:

1) Approval of the WASH Overlay Application,
2) The proposed streets must be private,
3) All homes must have automatic fire sprinklers,
4) Provide four (4) guest parking spaces,
5) Curbside refuse collection for lots 3 thru 5 will be subject to ESD approval.
