05/30/2006 MATT FLICK ENGINEERING REVIEW Denied DSD Engineering recommends denial of the DSMR.

It appears that the pedestrian access to the units is along the "long" side of the units. Hence, at this time the Engineering Division will recommend denial of the DSMR based upon elimination of the concrete sidewalks and associated HC ramps. DS 3-01.3.3.A.4 is clearly intended for a typical subdivision where one parks on the concrete driveway (these are asphalt) and can traverse upon concrete to the pedestrian access point into the house. The applicant desires to eliminate the concrete pedestrian access to the units.

We have no objection to the 20' entry width or the length of the backup from the trash enclosure. These are two of the stated development standards (3-05.2.1.C.1 & 6-01) for which the applicant seeks relief. However, they specify that part of the reason for the justification of the DSMR is the elimination of sidewalk. DSD Engineering opposes the elimination of the sidewalk and believes the applicant has no justification to eliminate the sidewalk.

HC ramps are required for the access into the development.

If the DSMR is granted, concrete pedestrian access (sidewalks) must be provided throughout the development.

Re: DSMR 06-20 209 East Limberlost Drive (T06CM00804)

Request: DS 3-05.2.1.C.1 - Reduce PAAL width to 20 feet
DS 3-05.2.2B.1 - Reduce required five (5) foot pedestrian refuge to four (4) feet
DS 6-01 Figure 1 - Modify length of distance to centerline of T turn around

The Development Standard Modification Request DS 3-05.2.1.C.1 listed above has been denied by the CDRC committee for the following reason:

1) Reduction in PAAL width is a Board of Adjustment variance request.

The Development Standard Modification Requests DS 3-05.2.2.B.1 and DS 6-01 listed above have been approved by the CDRC committee without conditions.

If you have any additional questions, please contact me at 791-5608.

Sincerely,

Patricia Gehlen
Zoning/CDRC Manager
Development Services Department
