COMMENTS: Zoning conditionally supports the requested DSMR.

1. DSMR 3-01.0 Figure 2 - Zoning will conditionally approve the cross section if the vertical curbs were constructed rather than the wedge curbs as depicted on the plan and if the Fire, Traffic Engineering and Environmental Services Departments approve the modification with 20 feet of travel lanes. (The wedge curbs invite on street parking even when "no-parking" signs are posted.)

(*** Zoning Comment: The proposed cross section does not allow sufficient area behind the sidewalk for utilities and a P.U.E. has not been provided over the individual lots due to the proposed type of development.)

2. DSMR 3-01.0 Figure 24 - conditionally approved if approved by Traffic Engineering.
