Anderson 791-4505 DATE: 11/01/04 DEPARTMENT OF URBAN PLANNING AND DESIGN Development Standard Modification Request: 04-28 Jason's Deli The applicant is requesting relief from a development standard that prohibits visual obstruction in the sight visibility triangle. The subject property is located on the west side of N. Oracle Road, north of Wetmore Road. The sign is located in the future sight visibility triangle. The proposed sign is 11 feet high and over 11 feet wide at the base. The General Plan states that solutions and strategies included in the Design Guidelines Manual should be utilized to provide an improved level of community design. The Design Guidelines Manual states that signage should be positioned as not to obscure views of oncoming traffic for motorists. The area inside the sight visibility triangle is required to be vacant of structures and landscape that will be sight obstructing for motorists. In conclusion, the policies in the General Plan and Design Guidelines Manual do not support the request for the development standard modification request. |
